And no, Fear not, this is not going to be a long winding spiritual treatise. 
The list is rather short and to the point.(At least from my chair as a Realtor, I'm not a therapist)
   1. FOOD and WATER
   2. SHELTER
Naturally as a realtor I specialize in the second, although I am also a foodie, and can recommend some great eateries and bakeries! I recently discovered two in La Jolla, new to me... Sugar and Scribe with the famous Chef Maeve, and Parakeete Cafe. Lots of yummy baked goods.
So, whats going on in San Diego County? 
Happily if you're a seller, the average price of homes has continued to rise. The percent change in median and average Detached home prices is almost in exact alignment. 
In August 2017 the MEDIAN price was $690,000.    This past August  $755,000.     A 9.4% change.
In August 2017 the AVERAGE price was $872,023. This past August  $954,616.     A 9.5% change.  
Attached homes have also gone up 2.3% to $445,000 from August 2017 to August 2018.

Overall, while I'm absolutely not a visionary and don't have a crystal ball! (I wish!!!!) it looks like the trends don't support any kind of recessionary signs like fewer sales, dropping prices and even foreclosures, From my small chair, it looks like things are going to be pretty much the same. And home stats are showing prices inching upwards..... supply is still low, People love being here, so my forecast is sunny and optimistic. But then, that's pretty much my personality as well. 
Buyers, you're not forgotten. There are plenty of great properties out there right now, and the loan options abound as well. Did you know you can buy with only 3% down? The answer is yes. Yes, you can.There are rules and limits but its still pretty cool!
As always Cash rocks. But not everyone wants to use it.
